Ascot was conceived as an approximately 18-acre beachfront and marina development combining permanent residences, hospitality and flexible ownership within a coherent masterplan.
A lock-out strategy allowed three-bedroom apartments to be reconfigured into two-bedroom and studio units. The approach supported full-time occupation, short-term rental and hybrid ownership while maintaining consistency across the development.
Shared amenities, public spaces and circulation were planned to let the project function as a community. Although the development was not realised, the concept illustrates how operational and commercial considerations can shape a mixed-use project early in design.
